Where are factories allowed?
Factories are allowed in almost every area including residential zones and neighborhoods
Large Cannabis Factories are allowed in Neighborhood Commercial, Light Highway Commercial, Light Industrial
Small Factories up to 2500 square feet are allowed SRPD, RR-4, RR-5 RR-6 with an 8 acre minimum
Almost half the land in these "residential zones" can now be used for cannabis growing, and manufacturing

You are not safe even if you live in a residential area
There are no buffer zones required meaning you could end up with a factory within a few hundred feet of your property even if you live in a residential zone. You will hear the noise (HVAC runs 24/365) and smell.
Smaller factories will still emit odor, require HVAC equipment and create Industrial waste water.
The equipment required to even partially mitigate the odor issues is expensive.
Will smaller growers be able to afford these investments?
Will the Township have the resources to respond to complaints, or will you have to hope the NJDEP is able to send an inspector?
There are no limits on water use and
Industrial waste water could end up in the septic system and our aquifers. Current ordinances do not require onsite waste water treatment of industrial waste water nor do they require trucking it away.
